Certifications
Home Inspectors
California does not require home inspectors to be certified. At Senel Property Inspection, Inc. each home inspector is not only certified, they are certified by at least two home inspector organizations.
All of our inspectors are certified by The International Association of Certified Home Inspectors, Inc. (InterNACHI). InterNACHI is the world's largest, non-profit inspection association. InterNACHI turns down more than 60% of the inspectors who want to join InterNACHI because they can't pass their Inspectors Exam, and turns down 90% of those left because they can't fulfill their membership requirements.
InterNACHI inspectors are required to:
- Pass InterNACHI's Online Inspector Examination in order to join, and every year of membership, with a score of 80% or better
- Complete InterNACHI's online Ethics Obstacle Course
- Take InterNACHI's online Standards of Practice quiz
- Sign and submit an Affidavit
- Adhere to InterNACHI's Standards of Practice
- Abide by InterNACHI's Code of Ethics
- Continue learning by taking courses (24 hours per year), per InterNACHI's Continuing Education Policy
- Maintain their Online Member Continuing Education Log, per InterNACHI's Continuing Education Policy
- Submit four mock inspections (if the inspector has never performed a home inspection for a fee) to InterNACHI's Report Review Committee before performing their first fee-paid home inspection for a client
- Apply for a membership photo ID within the 10 days after joining
- Log in to the Educational Forum on the InterNACHI Message Board within 10 days after joining
- Complete InterNACHI's comprehensive, online Safe Practices course, including all its quizzes, within 30 days after joining
- Complete InterNACHI's comprehensive, online Residential Standards of Practice course within 30 days after joining
- Complete InterNACHI's online 25 Standards Every Inspector Should Know course and pass its final exam within 30 days after joining
- Complete InterNACHI's comprehensive, online Residential Plumbing Inspection course, including all the quizzes within, and pass its final exam within 45 days after joining
- Complete InterNACHI's comprehensive, online Residential Electrical Inspection course, including all the quizzes within, and pass its final exam within 45 days after joining
- Complete InterNACHI's comprehensive, online Roof Inspection course, including all the quizzes within, and pass its final exam within 45 days after joining
- Complete InterNACHI's comprehensive, online HVAC Inspection course, including all the quizzes within, and pass its final exam within 60 days after joining;
- Complete InterNACHI's online Structural Inspection course within 60 days after joining
- Complete InterNACHI's comprehensive, online Exterior Inspection course, including all the quizzes within, and pass its final exam within 60 days after joining
- Complete InterNACHI's online Customer Service and Communication for Inspectors course, including all the quizzes within, and pass its final exam within 90 days after joining;
- Complete InterNACHI's comprehensive, online Attic, Insulation, Ventilation and Interior Inspection course, including all the quizzes within, and pass its final exam within 90 days after joining
- Complete InterNACHI's comprehensive, online Deck Inspections course, including all the quizzes within, and pass its final exam within 90 days after joining
- Complete InterNACHI's comprehensive, online Moisture Intrusion Inspection course, including all the quizzes within, and pass its final exam within 90 days after joining
- re-take and pass InterNACHI's Online Inspector Examination again, every year
- Complete InterNACHI's online Green Building course, including all the quizzes within, and pass its final exam within one year after joining
- Complete InterNACHI's comprehensive, online Wood-Destroying Organisms Inspection course, including all the quizzes within, and pass its final exam, within two years after joining
- Complete InterNACHI's online Mold Inspection course, including all the quizzes within, and pass its final exam within two years after joining;
- Complete InterNACHI's online Inspecting Foundation Walls and Piers course, including all quizzes within, and pass its final exam within two years of joining
- Complete InterNACHI's online Energy Audit course, including all the quizzes within, and pass its final exam within three years of joining
- Complete InterNACHI's online Log Home Inspection course, including all the quizzes within, and pass its final exam within three years of joining
- Complete InterNACHI's online Radon Measurement Service Provider course including all quizzes within, and pass its final exam within three years after joining;
- Complete InterNACHI's online Commercial Inspection course, including all quizzes within, and pass its final exam within three years after joining;
- Complete InterNACHI's online Lead Safety for Renovation, Repair and Painting course, including all quizzes within, and pass its final exam within three years after joining;

The American Society of Home Inspectors (ASHI), founded in 1976, is North America's oldest and most respected professional society of home inspectors. ASHI's goals have always been to build customer awareness of the importance of a quality home inspection and enhance the professionalism of home inspectors. ASHI helps inspectors stay current with changing trends in the inspection profession, develop a network of like-minded professionals committed to improving the profession, and make a commitment to high standards and ethics. |

The California Real Estate Inspection Association (CREIA) is a voluntary, nonprofit public-benefit organization of real estate inspectors. Founded in 1976, CREIA provides education, training and support services to its members and the real estate community. CREIA's Code of Ethics and Standards of Practice are recognized by the California Business and Professions Codes and are considered the standard of care by the real estate industry and legal profession in the state. CREIA Inspector Members have successfully passed the proctored comprehensive written California Home Inspector Exam on the myriad of systems and components in the construction and maintenance of residential dwellings. |

(NAHI) was established in 1987 as a nonprofit association to promote and develop certified and licensed home inspectors in the professional home inspection industry. The National Association of Home Inspectors strives to promote excellence and professionalism in the Home Inspection industry; to provide a home inspector standards of practice and a code of ethics for home inspectors in the USA. |

Its mission is to conduct research studies related to the causes and control of indoor air pollution in California. It coordinates activities on IAQ among key government agencies, academic institutions, and industry stakeholders through the California Interagency Working Group on IAQ. It also provides technical guidance on behalf of the Department on proposed legislation, regulations, and professional standards, as well as to local health agencies and the public. Its interdisciplinary staff currently includes five fulltime research scientists and chemists. |

Individuals and laboratories holding NEHA-NRPP certification have not only met the requirements set forth by the original EPA program, but we are constantly looking for ways to raise the standards of professionalism. |
